Log every policy the day you bind it

1. Pick the carrier and line, type the premium and the client's name. 2. Attach the application or dec page if you have it. 3. Press Log this sale. The commission is worked out for you from the agency's rates, and it shows on My Performance straight away. Everything not marked required is optional.

Carrier or line missing? Set the commission rate →
Optional. Add it if you have it, and the client gets a proper record in the CRM.
Credits the realtor or loan officer who referred it, so you can see which partners actually produce.
Agency fee

Worked out from the schedule as soon as you pick a line of business.

This renewal was rewritten with a new carrier, so it carries a fee.
This policy is bundled with another line (e.g. home + auto). Bundled business often pays a different commission rate, so this changes the revenue calculation.
Filled in from the term. Override it if the carrier wrote an odd date. This is what puts the policy on the renewal list a year from now.
Stored privately. Read automatically and matched against the policy record.
My performance

Your month, and only yours. Green means you are on pace, amber means close, red means behind. If a sale is missing here, it has not been logged yet: go to Log a Sale. If a number looks wrong, tell Zach.

Daily reporting

The same report that goes out morning and evening. Calls and quotes move first. Premium follows them by a month or two, so a quiet week here shows up in the money later.

Leading indicators

Activity that predicts revenue 30 to 60 days out. When these fall, premium follows a month or two later, so they matter most for anyone still ramping up.

Verification

Zach checks each logged sale against its paperwork here before it counts as revenue. Producers: nothing to do on this tab except make sure your paperwork is attached, so your sale clears fast. The carrier column fills itself when the carrier sends its file — there is nothing to do there unless it goes overdue.

Your call list

Who to call, in three sections: agents (realtors), newer agents at strong offices, and loan officers. Give each one to a producer, then log what happened on the call.

Ranking

The order comes from two figures. One is backed by published practitioner guidance; the other is our own reasoning. They are labelled so you can disagree with the second.

Every cold email quotes the turnaround you commit to. Nothing is promised until you set it.
Volume band — 60% sourced

Two to four buyer closings a month is the band practitioner guidance points to: enough deals to be worth having, not so many that an incumbent is already embedded. Agents well above the band score lower, not higher. A 600-closing mega-team is the longest odds on this list, not the best prospect.

Existing lender count — 40% our reasoning

Fewer existing lending partners should mean less to displace. Reviewers could not find published data that puts a number on it, so treat this half of the weighting as untested. If the calls say otherwise, the weighting should change.

Not settled either way: whether buyer-side share, tenure or brokerage size predict anything. No conversion figures exist publicly for this kind of outreach — the only way to get them is to work the list and log the outcomes, which is what the call log is for.

Agents

Realtors ranked by fit score. Assign a producer and log each call. Contact history stays on the record.

Agents — Newer at strong offices

Agents with the fewest lender relationships, working out of offices that put real buyer volume through the door. There is no incumbent lender to displace, and the office generates the flow.

Lenders

Every mortgage shop with Illinois production in the list, ranked by purchase closings — the files that actually need a policy bound. Click a lender to see only their officers.

Loan officers

Illinois production only. Purchase loans are the ones that matter here — every one needs a policy bound before it can close.

Policy documents

Every application and declarations page, kept private and tied to its sale. Click a file name to open it. Opening it marks it read.

Give someone a login

Creates the account, puts them on the producer roster under the same email, and hands you a link. You send the link however you like — text, Teams, or read it out. They pick their own password, so nobody ever types a password for anybody else. Their goals, pacing and My Performance page work from the first sign-in.

Has to be a northlineins.com address.

Switching a login off stops that person signing in. Everything they logged stays exactly where it is — it is not the same as retiring a producer, which is on the Prospects tab and moves their partners as well.
